This means we have a strict tenant placement policy so we can present the best possible applicants for you to approve. We look for…

  • Stable and sound employment
  • A good track record with previous lessors and real estate agents
  • The ability to cover the financial obligations of the rental
  • A willingness to care for the home

This is achieved by interviewing the applicant, thoroughly checking employment history and rental references. Additionally we also check through the National Tenancy Database. Once our rigorous vetting is complete we will seek your confirmation of tenant selection.

We Maximise Your Investment!

We have serviced the coastal area for over 30 years and have terrific experience in effectively appraising your property. Pricing your property correctly from the onset is one of the most crucial and most underestimated factors. Every vacant moment is costly!

We also offer alternative payment options to tenants in order to cause as little inconvenience to their busy schedule as possible. (Yes, tenants are also busy!) Rent can be paid:

  • via the internet/direct credit into Wright Real Estate Trust account
  • via any branch of BankWest
  • via our office through EFTPOS or Credit Card facility *bank fees applicable

Your Property Manager regularly ensures that there are as little arrears as possible on your account. We have measures in place to make sure that tenants are notified immediately of any late payments, we do not tolerate rent arrears.

We Take Care of Your Property!

Your Property Manager will complete ongoing inspections at the property to ensure the tenants are looking after your property, there are several steps required in this process.

  • Property Condition Report (PCR) – this will be conducted prior to the commencement of a new tenancy, his is a comprehensive report that details the condition of the property at this time. Both the tenant and lessor will receive a full copy of this report.
  • Routine Property Inspections – an initial routine inspection is carried out 6 weeks from the tenancy commencement date, and then every 3 months thereafter by your Property Manager. This inspection ensures that your property is being maintained to a high standard whilst bringing any maintenance requirements to your Property Manager’s attention. Both the tenant and lessor will receive a full copy of the inspection report.
  • Final Bond Inspection – this is carried out at the end of a tenancy when the property has been vacated, it is then compared with the initial Property Condition Report to ensure the property is left in the same condition as at the commencement of tenancy (minus fair wear and tear). This also ensures that the tenant will have their bond returned and the tenancy finalised.

We Keep Your Books Balanced!

You can trust Wright Real Estate to keep up to date copies of all your accounts and make payments on your behalf. Our designated Trust Account Manager ensures that we account to our Lessors and deposit your collected rental income into your nominated bank account at the end of each month.
